Die gesetzliche Festlegung für den Wert einer Immobilie in Spanien ist im Ley del catastro festgelegt:

Artículo 23.
Criterios y límites del valor catastral

Wichtig für Investoren unter Punkt 2. - wird der valor catastral (= Einheitswert )zu hoch festgelegt, dann bezahlen Sie zuviel Steuern!! :

2. El valor catastral de los inmuebles no podrá superar el valor de mercado, entendiendo por tal el precio más probable por el cual podría venderse, entre partes independientes, un inmueble libre de cargas, a cuyo efecto se fijará, mediante orden del Ministro de Hacienda, un coeficiente de referencia al mercado para los bienes de una misma clase.
En los bienes inmuebles con precio de venta limitado administrativamente, el valor catastral no podrá en ningún caso superar dicho precio.

Artículo 24.
